What are the minimum size requirements for homes?+
One story on a slab: 2,400 square feet minimum. Two story and taller: 1,900 square feet on the first floor and a minimum total finished area of 2,800 square feet.
What is the minimum size requirement for attached garages?+
Two cars, at least 720 square feet.
Are storage sheds allowed?+
No storage sheds, outbuildings, or similar structures are allowed on any lot, except for buildings required to house mechanical equipment servicing in-ground pools as permitted.
Are auxiliary buildings allowed?+
Auxiliary buildings are permitted on Lots T1–T14, E1–E13 and H10–H23. Buildings are not to exceed two stories in height and not to exceed 1,300 square feet on the first or second floors. Buildings cannot be used by the owner as a residence.
After construction begins, how long do I have to complete my home?+
The home must be completed within 12 months after the beginning of construction.
Are pools allowed?+
Yes, with the exception of above-ground pools, which are not allowed. Pools and spas must meet the requirements of the City of Fort Wayne Zoning Ordinance and have the approval of the Architectural Control Committee.
Are fences allowed?+
Yes, however fencing is not to exceed 54 inches and must be wrought iron in appearance. It may be vinyl or wrought iron, slotted and appropriately spaced so as not to impede the rear views of neighboring owners.
Are golf carts allowed in the community?+
Yes, and golf cart paths can be found throughout the community.
What will the commercial district add to the culture of the neighborhood?+
The commercial district will add additional upscale housing choices, coffee shops, casual and fine dining, a gym, spa and athletic options. There will be parks and lush green gathering places that together create a community not yet seen in Fort Wayne.
Can I choose my builder?+
Yes — there are many custom builders available to help you build the home of your dreams.
Will there be parks in the neighborhood?+
Yes, there will be two parks, including one for your canine friends.
When will apartments be available in the commercial district?+
Construction begins July 2026 and will feature one, two and three-bedroom units priced at market rate.
When will townhouses and duplexes be available in the commercial district?+
